Living in Subang Jaya

Neighbourhoods, transport, amenities and typical prices in one of the Klang Valley's most established suburbs.

Last updated: 16 Oct 2026

Subang Jaya sits between Petaling Jaya and Shah Alam and is one of the most established suburbs in the Klang Valley. It covers the original SS13 to SS19 sections, the planned USJ township, Bandar Sunway and Putra Heights at its southern end. Strong rail coverage, major universities and big malls keep demand high from students, young professionals and families, and prices are higher than in Shah Alam as a result.

Getting around

Subang Jaya has some of the best rail coverage outside central KL. The LRT Kelana Jaya Line runs right through it, with stations including Subang Jaya, SS15, SS18, USJ7, Taipan, Wawasan, USJ21, Alam Megah and Subang Alam, ending at Putra Heights, where it meets the Sri Petaling Line.

Subang Jaya station is also on the KTM Port Klang Line and the Skypark Link to Subang Airport. The BRT Sunway Line links Bandar Sunway to the KTM and LRT networks. For drivers, the Federal Highway, LDP, KESAS and ELITE all pass through or close by.

Neighbourhoods

SS15 and the SS sections

The original Subang Jaya, from SS13 to SS19. SS15 is a busy student and food hub next to its LRT station, while the surrounding sections are mostly older terrace and semi-detached homes near Subang Parade, Empire and Subang Jaya Medical Centre.

Bandar Sunway

Built around Sunway Pyramid, Sunway University, Monash University Malaysia and Sunway Medical Centre. Lots of apartments and serviced residences, with strong student and young professional demand.

USJ

A large planned township of terraces, condominiums and apartments, served by several Kelana Jaya Line stations. Summit USJ and Main Place Mall are the local shopping centres, with Taylor's Lakeside campus nearby.

Putra Heights

The southern end of Subang Jaya, with landed homes and the LRT interchange between the Kelana Jaya and Sri Petaling lines.

Taman Subang Mas

On the Shah Alam side near KTM Batu Tiga and MSU. Serviced residences here are noticeably more affordable than in central Subang Jaya.
