Setia Alam is a large township by S P Setia in Seksyen U13, on the northern side of Shah Alam near the Klang border. It grew around Setia City Mall and the Setia City Convention Centre, and mixes gated landed precincts with a growing cluster of serviced residences. Newer homes, a big mall on the doorstep and direct NKVE access make it popular with young families and with people working in Shah Alam, Klang and the nearby industrial areas.

Getting around
Setia Alam is a driving township. The NKVE has its own Setia Alam interchange, which gets you towards Shah Alam, Klang and Kuala Lumpur, and the Guthrie Corridor Expressway (GCE) links the northern side towards Denai Alam, Elmina and Rawang.
There is no LRT or KTM station inside Setia Alam itself. The LRT3 Shah Alam Line, which opened on 29 June 2026, has stations in Shah Alam (such as Seksyen 7 and UiTM Shah Alam) and Klang (such as Bandar Baru Klang), and KTM Padang Jawa is also a short drive away. If you rely on rail, check the drive or feeder bus to your nearest station before choosing a unit.
Neighbourhoods
Setia City
The commercial heart around Setia City Mall and the convention centre. Most of Setia Alam's serviced residences and studios are here, including Trefoil, Edusentral and Sunsuria Forum, so it suits working adults who want to walk to the mall and shops.
Setia Eco Park
A gated and guarded landed enclave of bungalows and semi-detached homes set around parks and lakes, with Tenby Schools Setia Eco Park inside the area. It is the premium end of Setia Alam.
Setia Alam residential precincts
The original phases of terrace houses and apartments spread across the township. Apartments such as Seri Jati, Suria Rafflesia and De Kiara are some of the more affordable options in the area, popular with families renting their first home.
Eco Ardence
A newer EcoWorld township on the Setia Alam side, with landed homes and serviced residences such as Huni. Good for buyers who want a newer development with its own parks and facilities.
